Building Warrant Application

Often mistaken for the same thing, your project will need to go through a planning application and a building warrant application before construction can begin. This is when every tiny detail is finalised, from the lighting layout to the heating options.

While the planning application is concerned with how your build or alteration will visually look and impact your neighbours, a building warrant application is primarily there to make sure the building is safe.

What is a Building Warrant?

A building warrant confirms that the construction and final project are intended to comply with building regulations. This includes standards for structural integrity, fire safety, environmental impact, energy usage, noise, and sustainability.

To evaluate this, the local authority will need detailed architectural specifications and structural plans. There’s also a range of supporting documentation required, including structural calculations, fire safety design, energy performance and SAP calculations. Once compiled, the building standards department will review the warrant application and contact us directly if any additional information is needed.

To submit a building warrant application, you’ll need to have everything from lighting locations to radiator placements considered. With our detailed knowledge of building regulations, our expert team can guide you through each of these elements to make sure your application goes smoothly.

Most Building Warrant applications require input from a Structural Engineer for calculations and structure-related designs. We work closely with several Structural Engineers to ensure the local building standards department receives a comprehensive application.
