The project is alterations and extension to a private house (former Church Manse) in Usan, Angus. The existing building is a 2 storey former Church Manse, that was formerly associated with the Montrose South and Ferryden Church in Church street, Ferryden.
The key elements of the brief was to create a 5bedroom house, with a large open plan kitchen/dining living space that would enjoy views to the East (to the fields and beyond to the sea) and also reconnect the main living spaces to the garden.
At ground floor level the existing entrance, hallway, lounge and dining rooms spaces are retained. The lean to garage and bathroom at the east are demolished to make space for a new extension that wraps around the East of the building. The entire east wall of the kitchen will be opened up to allow the kitchen to be an open plan space, with the dining and living spaces placed at the east within the new extension block. The new spaces will enjoy the sea views to the east, whilst connecting to the garden via a large window at the South Elevation that slides open to a new external south-facing patio space beside the garden.
An existing column is retained at the corner of the kitchen to assist structurally and also to define the kitchen space. A small utility room is located at the North-East corner to create a ‘wet’ back entrance to the house from the Northern garden space. A new more spacious ground floor toilet is formed off the existing store.
At the upper floor the majority of the existing rooms are retained (3no. bedrooms and bathroom). The bedroom at the East corner is extended above the dining space below to form a new master bedroom with windows at the East and South to take advantage of the countryside views. A new ensuite and wardrobe space is created within the former bedroom.
Above the living space below a generous upper floor terrace area is created to make use of the roofspace, and this will be accessed directly off the entrance into the Master bedroom to allow for a large private balcony. There are no houses anywhere near to the Manse and so the balcony and upper floor rooms will not overlook anything other than the adjacent fields.
