TRANSFORMATION OF A HISTORIC WATER MILL INTO A FAMILY HOME

Arbirlot Meal Mill or Millhill Mill in the Parish of Arbirlot is a Category B Listed Building.  
The Mill is a 2 storey L-Plan stone, rubble and slate structure with an external wheel. The building dates back to 1719 and had recently fallen into major disrepair. The client had a passion for restoring it, not least due to creating a legacy for its previous owner Heinz Voigt. 
 
The existing building accommodates on the ground floor: a lounge, dining space, wc, bedroom and staircase. The new single-story extension to the south of the mill has an open planned kitchen and family room. The new terrace is accessed via large sliding glazed doors which allow for natural sunlight to enter the dwelling whilst also offering impressive views out toward the river and rural surroundings. The first floor accommodates two larger bedrooms, each with en-suite bathrooms. 
 
The client used local trades throughout the restoration. The new extension is finished with Siberian Larch which references nearby timber agricultural buildings but also creates a clear definition between the historic existing building and the new modern addition. 
 
The stonework and roof were extensively and sensitively restored, and a special feature was the refurbished working waterwheel, reproduced by a local Blacksmith and now a key feature in the house. All the existing stone walls had a new DPC and insulation applied, and triple glazed windows were installed throughout. The new extension is highly insulated, and a new high efficient air source heat pump provides all the buildings heating needs.
